Open houses are back and a great way to view available properties in real life rather than just online.  The ability to explore and linger in a property allows buyers to visualize themselves living there.  Since it's been a while since open houses were commonplace, we thought some information and clarity would be helpful. 

For Buyers

You will:

  • Meet the hosting agent (most likely, the listing agent), but don't expect to meet the sellers. Many people consider it rude for the seller to hang around, making it difficult for buyers to feel comfortable enough to explore and comment.  If you have questions about the property, ask the hosting agent because they know the property.  If it is something beyond their scope of knowledge, the hosting agent will probably ask to follow up with you after conferring with the sellers.

 

  • Be asked to share some basic information on a sign-in sheet (it may be paper or electronic). This isn't just a way for the hosting agent to record the visitor count for the sellers, but also for security purposes.  While signing in, make sure to let the hosting agent know if you are working with another agent.  Of course, asking your agent to attend the open house with you is always acceptable.

 

  • Become a more informed buyer because you'll gain familiarity with the area and be able to focus on what you are looking for in a new home. Visiting open houses can also enhance your ability and skills in assessing properties as investments.

 

For Sellers

You will:

 

  • Be asked to clean, declutter, and deodorize your home. This is not a time to cut corners so, if necessary, hire others to help you show your property in its best light.  Remember, this includes curb appeal.

 

  • Be asked to remove all obstacles associated with attending the open house. This means that your cars should be removed from the driveway and from in front of the home.  Buyers should be provided with a clear and easy path to your front door.

 

  • Be asked to allow hospitality toward potential buyers. Most listing agents will handle this important task by setting out a plate of cookies and bottled water.  Most likely, the listing agent will also take charge of the cleanup.
