Minimize the stress. Make selling an easy process. Make sure to be prepared. These are just a few goals sellers have when they think of selling. Through the mind of a Seller, the questions may seem endless, and there are a few very important questions they ask themselves and talk with their real estate agent about. While some answers seem self-explanatory, it may not always be the case. 1. "Why Am I Selling My House?"
Most sellers don't decide to sell their home just because. When listing your property there is a rhyme and reason for it all, but you want to take into consideration just why you have decided to sell to make sure it is the right step for you. Whether you are relocating because of a new job, searching for a larger property, or have decided it is time to downgrade, there are a handful of aspects as to why sell your home. Most importantly, you want to make sure you are moving for the rights reasons.

If you're on a time crunch, determining that there is more room for negotiating is something to consider as a seller. On the other hand, if time is not of the essence, waiting for the right selling price is an option. With the guidance of your licensed Selling Agent, timelines and selling expectations will be discussed throughout the process.

2. "How much should I list my house for?"
There are plenty of factors that go into choosing the initial listing price of a home. After going through the home with your Real Estate Agent, he or she will come up with a price for you based on a handful of items. From square footage to acreage, number of bedrooms to number of bathrooms, and market conditions to home conditions, there is so much more than meets the eye as to why a property is listed at a certain price. If a home is priced too high it will stay on the market longer than necessary because initial marketing reaches out to buyers that are not the perfect fit. If a home is priced accordingly, finding the right buyer will occur sooner.

Realtors have a number of tools to help compare your current home to others in the surrounding areas to determine a list price. As the Seller, you may come up with a number that you think is fair, but it may not meet current market conditions. With tips and advice from your Realtor, there are also ways to help increase the value of your home. Certain projects throughout the property are not necessary, while others stand out to sellers as a value to them.

3. "What is my timeline for selling?"
The real estate market changes back and forth from a seller's market to a buyer's market pending on supply and demand of properties at the time. This also can help determine what the rate and average amount of days on the market are for other homes in your area that have sold. Your Realtor's marketing strategies and reach help to get your home out to as many potential buyers as possible through different channels such as: social media, websites, multi-list systems, and print advertising.

Once your property is under contract, there will be dates set in place as to when inspections are to be complete, when mortgage commitment is to be submitted, and when the closing date is set for. The Seller's Agent of your home has the responsibility to help keep the listing and selling transaction in order to get your home sold as quick as possible!
