For most people, a home is their largest financial investment so securing top dollar in a sale is crucial. Even though it may seem simple, selling a home is a complex process that requires a significant amount of experience, expertise, time, and effort. In support of this claim, a recent NAR report shows that the percentage of people who list their homes on their own (For Sale by Owner or “FSBO”) has reached its lowest point in almost 40 years. This is due, in large part, to the reality that it is very difficult for a seller to navigate the involved and detailed process of selling a home on their own.  This is especially true when it comes to complying with all aspects of the regulatory requirements and legal documentation.

Selling a home requires a total understanding of what buyers are looking for in a property. A Realtor® knows which repairs and improvements are necessary and what you need to do to make sure your home shows well. You don’t want to waste time and money focusing on the wrong things so hiring a Realtor® to give you professional customized recommendations ensures that you will make the right investments of time and money in your home before listing it for sale.

A Realtor® will explain how agency works among the various parties involved in the transaction, compensation and create a strategic marketing plan that ensures maximum equity strategy. A Realtor® will utilize tours and vendor networks, and schedule and manage showings for serious, qualified buyers. During the escrow process, a Realtor® will coordinate with the buyer’s agent, the inspection companies, and the appraiser. A Realtor® can also help you understand the documents and ensure that all requirements for closing are coordinated with the lender and title company.

A Realtor® has extensive knowledge about the specific market area (“neighborhood expertise”) so a Realtor® can price your home appropriately and competitively to ensure you receive maximum financial value. And, since a Realtor® is skilled and experienced in negotiation, you won’t leave money on the closing table.

A Realtor® has an assortment of tools and resources. That includes access to experts, agency resources, social media, and tremendous property search capabilities (especially MLS, IDX, and various syndication services). Without access to these tools and resources, the buyer pool will be very limited which translates to less competition and a lower sales price for you.

Importantly, not all real estate agents are Realtors®, but all Realtors® must adhere to a strict Code of Ethics. Since ALL licensed professionals at Lewith & Freeman are Realtors®, you will have a skilled expert on your side throughout the entire process and won’t need to tackle the sale of your home on your own.
